Everything you need to know before signing a contract

Many Buyer and Sellers don't understand that the printed Contracts you receive from a Realtor are simply that, a pre-printed form/contract that is a guide to be used by the Realtor, yes to help protect the clients, whether that client is a Buyer or Seller. It is put together to help cover the important areas for a house purchase by a Buyer and for a Seller when they are selling. BUT.....it is not what must be used for the sale of a home. The wonderful thing about a contract is, that if all parties agree to a change within that contract, then all that needs to be done is the change/wording to initiate the desired contract modification or addition.
Most Sellers realize their home often has unique aspects that may not be covered within the pre-prepared contract.

So be sure to ask the right questions of your Realtor and make sure your Realtor has enough experience to perfect' your sale....otherwise with the Nevada Rules Buyers can collect treble damages for items if not properly disclosed within the contracts and addendums. Using an Experienced Realtor is key.
